In November 1999 founding Director Barry Pound received permission from LJ Hooker Corporate to start the first branded Settlement Agency in Western Australia.

At the time, Barry and (his previous business partner ) Andrew Johns were the owners and Directors of the real estate agency – LJ Hooker Kardinya here in W.A.

The Directors were motivated to develop and grow a Settlement Agency that possessed extraordinary communication skills and channeled their experience to overcome frustrations and service shortfalls that were prevalent in the Settlement Industry.

At the time there was a feeling amongst property clients that once the transaction was complete (offer signed and accepted) in the real estate agent eyes, the customer was forgotten…..not so with LJ Hooker.

The service focused on informing and educating the clients on exactly where they were at in a real estate transaction, thus making the sale and/or purchase transaction a pleasurable experience rather than one of the most stressful times of their life.

Today, under the Management of Director /Licensee Janet Hryb who has been with LJ Hooker Settlements since its inception, the business continues to thrive. We employ 15 staff at our central Perth location at 68 St Georges Terrace. Last year LJ Hooker Settlements settled just under $1 billion in residential property transactions.

Number of Clients

LJ Hooker Settlements was originally established to cater for clients utilising the services of the extensive LJ Hooker network throughout Western Australia.

As systems were developed, and our ethos of service was well accepted in the public arena, we now find that 40% of our business is repeat and referral - that is business that is not generated through the LJ Hooker network. We believe that this is testimony of our service levels and our commitment to making a real estate transaction a pleasant experience for our clients.
LJ Hooker Settlements transact nearly 3000 settlements per annum which amounts to just under 1 billion dollars in residential real estate.

As our systems expertise expanded we were approached by large land developers to assist in their settlement process to accurately record events and provide a real time method of reporting to them. This request led to us conducting up to 200 settlements per month for one individual client alone.

With the introduction of Settlement Tracker, a web based reporting system, we were able to undetake this task more efficiently than anyone else in the industry. This system remains exclusive to LJ Hooker Settlements and is offered free to all of our clients.

Our client base now extends to Finance Brokers, Land Developers and Surveyors, a whole host of different branded real estate agencies and of course our ever increasing repeat and referral client base.

Location in the City

99% of all Settlements that occur generally take place in the Perth CBD area.

Our offices are located at Level 10 /68 St Georges Terrace in Perth, between London Court and Trinity Arcade.

Being centrally located and within minutes of all the major Banks, Landgate, and the Office of State Revenue is paramount to the success of our business. Settlement agents located away from the CBD have a definite disadvantage in that they can’t immediately deal with solving discrepancies or banking issues that occur. If urgent matters cannot be attended to it could mean delays in the settlement which ultimately means inconvenience and possible incurred penalties to the client.

Our Central location means that we can immediately bank clients’ funds on the same day of the settlement, ensuring you gain maximum advantage from large sum transactions.
